The Lynnhaven River system is the most-built waterfront in Virginia Beach, and it is the water we know best. It splits into an Eastern and a Western Branch, each with deep navigable stretches and shallow shoulders that change how long your pier has to be to reach water your boat can sit in at low tide.

Much of the river sits inside the Chesapeake Bay Preservation Area, so permitting matters even for small structures — and we handle the Joint Permit Application for every Lynnhaven project.

These are some of the most-built docks in Virginia Beach, and aging structures here are constantly due for replacement alongside new builds.

Bay Island & Baycliff (23454)

Bay Island and Baycliff are tight, dock-lined Great Neck communities on protected Lynnhaven water — ideal for fixed piers and four-post lifts. The mid-century bulkheads on many of these lots are reaching the end of their life and due for vinyl replacement.

Wolfsnare & Trantwood (23454)

Wolfsnare and Trantwood line the western reaches of the Lynnhaven with a mix of deep and shallow frontage. Pier length here is set by how far you have to reach navigable depth, so we measure each lot before we design.

Great Neck Point & The Estates on the Lynnhaven (23454)

Great Neck Point, the Estates on the Lynnhaven, and Wimbledon are luxury waterfront communities along Lynnhaven Bay and the river with deep water and easy inlet access. They support larger piers, T-head platforms, and higher-capacity boat lifts.

Little Neck & Kings Grant (23454)

Little Neck Point and Kings Grant occupy a peninsula on the Western Branch with deep navigable water close to shore. We build full pier-lift-bulkhead packages on these lots regularly.

Thoroughgood (23455)

Thoroughgood sits between Chic’s Beach and the Lynnhaven on large treed lots, one of North Virginia Beach’s most desirable waterfront neighborhoods. Its established shorelines mean a steady mix of new piers and bulkhead and dock replacements.

Chesopeian Colony (23455)

Chesopeian Colony is a compact peninsula neighborhood much like a mini Great Neck, with dock-lined streets on protected Lynnhaven water. Fixed piers, lifts, and vinyl bulkheads are the common build here.

Bayville Park & Chic’s Beach (23455)

Bayville Park, Bayville Farms, and the Chic’s Beach (Chesapeake Beach) area sit near Lynnhaven Inlet and the Chesapeake Bay, taking more current and tide than the inner creeks. Structures here are built for that exposure.

Lynnhaven Colony & Lynnhaven Shores (23451)

Lynnhaven Colony and Lynnhaven Shores sit near the inlet with quick access to the Bay. Deeper water and more wake here call for robust piers, well-driven piles, and durable bulkheads.

London Bridge Creek & Rosemont (23452)

Along London Bridge Creek and the Rosemont corridor on the Western Branch, lots sit on quieter, shallower water where shorter walkout piers, floating docks, and bulkheads are common.

Cost on the Lynnhaven is driven by length to navigable depth more than anywhere else in Virginia Beach. The river’s shallow shoulders and gradually sloping bottoms mean many lots need a longer pier to reach water your boat can sit in at low tide, and longer runs with deeper-driven piles cost more. Main pier runs are priced by the linear foot and end platforms by the square foot, and we quote the whole job in writing after measuring your water depth on site.

Permits on the Lynnhaven River

Most of the Lynnhaven River sits inside the Chesapeake Bay Preservation Area, where a permit may be required regardless of how small the structure is, and active oyster restoration affects permitting in places. All tidal construction runs through a Joint Permit Application to the VMRC, which coordinates the Army Corps, VIMS, and DEQ. We prepare and file the JPA for every Lynnhaven project and schedule the City of Virginia Beach inspections.
